Our tenant screening solution provides an assessment or “recommendation” report of the prospective tenant’s credit worthiness by using a number of proven criteria that delivers the approval or decline. The assessment is based on a credit check, FICO score, and a search through our negative rental database. TenantScore then passes back an overall assessment based on these factors. We have access to both Canadian and US credit reports nationwide. All Canadian and US credit checks and FICO scores are pulled through Equifax and all credit checks must be authorized, in writing, by the applicant. A credit history is requested based on the information on the signed tenant application. At a minimum, we require the tenant full legal name, date of birth OR SIN/SSN and a current address (and if under 2 years, a previous address is required). To assist in getting the correct consumer credit profile, the more information you can provide, the higher probability it is we can find the credit record. Please note that a consumer does not legally have to provide their SIN/SSN to you on their tenant application however, if they do provide one, it does assist in finding their credit report.
To order a report, we accept the tenant application by either a scanned copy via email or a faxed copy. We will then run the screening report and pass back the recommendation report based on the all of the information accumulated.
